Former Philpotts site up for grabs with multimillion-pound price tag

A retail and office complex in Birmingham city centre is on the market, with offers starting at £4m.
Located at 36 Bennetts Hill, the 9,866 sq ft property is fully let and home to six tenants, generating an annual rental income of £241,130.
The sale is being handled by Bromwich Hardy, who also oversaw the transaction when it last changed hands in 2019.
It was occupied by Marstons, food and drink retailer AF Blakemore, and handmade food specialists Philpotts when it was purchased by a private pension fund in 2019.
Caine Gilchrist, senior surveyor at Bromwich Hardy said: “Our appointment to sell this whole building comes after our success at marketing a new letting on the second floor. This is a fully refurbished boutique office building that blends elegant architecture with contemporary design.
“The corner site features a bright and stylish entrance, complemented by modern lighting, and there has been extensive refurbishment of the 1st to 4th floor offices and the lobby. Each self-contained floor boasts exposed-brick fireplaces, large period windows that flood the space with natural light, air conditioning, perimeter wall trunking, and LED lighting, plus toilets on each floor.
“A fully fitted suite is also available, with contemporary furniture in flexible working zones, collaborative co-working areas, a meeting space and a modern kitchen, providing occupiers with a ‘walk-in and work’ solution. There is lift access to all offices, and the lower basement is used for storage, with the ground floor tenants occupying the majority of the basement square footage.”
