Plans approved for 355,000 sq ft logistics scheme in Wolverhampton

Goold Estates’ plans for a 355,000 sq ft logistics development in Wolverhampton were given the green light by the City of Wolverhampton Council’s planning committee yesterday.
The 12.5 ha site is currently allocated as a site of local importance for nature conservation, and recreational open space and contains areas of Millennium Urban Forest.
Proposals seek to deliver a 355,000 sq ft distribution warehouse with new offices, 270 parking spaces, and 60 lorry parking bays, whilst retaining 14.5 acres of public open space.
While concerns were raised about the loss of open space and the impact on local nature conservation, the economic benefits – such as job creation and capital investment – ultimately tipped the balance in favour of approval.
Speaking at the meeting, Goold Estates’ managing director and founder, Dominic Goold, confirmed the economic benefits of the project and said: “The £45m investment into this development will create over 500 jobs.”
The developer initially submitted outline plans late last year, but the decision was deferred at the start of 2024.
Planning officers had recommended approval, subject to a Section 106 agreement before the meeting. Since the site is currently designated as a local nature conservation area and recreational open space, Under section 106 Goold Estates will provide £700,000 in off-site mitigation.
The funding includes £150,000 for a new children’s play area and £550,000 for improvements at East Park.
