Green light for Fort Dunlop improvement plan

PLANS to make significant changes to the iconic Fort Dunlop building have today been approved by Birmingham City Council.

The plans include additional space on the roof of the building, a new decked car park, and the creation of garden bridge walkways.

The addition of the new deck car park structure will help create an additional 450 new parking spaces on site. The newly refurbished Travelodge hotel will also benefit from its own dedicated car park.

The site was purchased by the Tristan EPISO 3 Fund, a subsidiary of Tristan Capital Partners, a London-based, pan-European real estate investment manager, earlier this year after the brokering of a deal was first conceived last summer.

It was acquired from previous owner, Urban Splash and the Pears Group, for £45.7m.

The improvements to the building follow on from a series of other developments completed during 2015 at a cost of £400,000. These include the redevelopment of the main atrium reception, an overhaul of the scheme’s brand identity, website and an introduction of a loyalty card, the Connect Card.

Neil Edgington, Director of EDG Property – which is working alongside Tristan Capital Partners to asset manage and develop the site – said: “We’re delighted to have achieved planning consent, which will allow us to press ahead with our plans at Fort Dunlop.   It has always been a landmark site, with an excellent office occupancy rate and we want to continue to offer that first class proposition.

“(These) proposals are an important part of how we continually improve life at Fort Dunlop.”
