Birmingham care home set for multi-million-pound redevelopment

A BIRMINGHAM care home is set to undergo redevelopment as part of a multi-million-pound scheme.
Country Court Care has applied for planning permission to demolish the existing Heartlands Nursing Home in Broadstone Road, Yardley and replace it with a new development comprising a three-storey, 66-bed care facility.
The site is currently surrounded by a series of elderly persons bungalows and a large extra care scheme. However, the existing home was constructed more than 50 years ago and is no longer fit for purpose.
The redevelopment is proposed in two stages. The residents of the current home would be accommodated within the southern section of the home enabling the northern half of the existing building to be demolished.
The residents would remain in this half of the building until the new care home is constructed.
A supporting statement submitted with the plans says the existing care home is configured in such a way that makes this proposal feasible, with the residents catered for in suitable accommodation and amenities for the duration of the construction project.
The residents will then be moved into the new purpose-built home, with their former accommodation demolished to make way for further new build.
The existing scheme is configured in such a way to enable the facility to provide for two types of care – general residential and residential dementia.
The layout and internal arrangement allows the home to be spilt into the separate care requirements.
In addition, a secure landscaped garden area will provide the main external amenity space for the different elements of care.
The overall size of the site will allow for further development of the southern section of the site for future residential use. This will provide the financial platform necessary to enable the redevelopment of the care home to go ahead.
LNT Construction is acting as agent for the application and will be constructing the home on behalf of Country Court Care, which has an existing network of care homes in Yorkshire, Lincolnshire and the south of England.
The design brief states: “The redevelopment of the site is required to provide a modern compliant care home to replace the existing home that requires extensive modernisation to meet current government standards.
“The site has good accessibility to public transport, amenities and local services. The wider nearby area to the east of the site has outline planning approval for redevelopment including 136 residential dwellings, a district centre and/or community/leisure uses with infrastructure improvements and enhancements to retained public open space.”
