Building Briefs: Euro Car Parts in at Bradford; Building land sold; Business park units let

THE largest supplier of car and light commercial vehicle parts to UK independent garages has become the first tenant at Bradford’s Wellington Business Park in a move that will create 25 jobs. 

Euro Car Parts has secured a 15 year lease on a 4,500 sq ft unit at the new business park on Sticker Lane from the owner and property developer, Marrtree, which was advised on the agreement by Paul Young, commercial property partner at Yorkshire law firm Gordons

Joint agents on the development are Walker Singleton and Eddisons.

Euro Car Parts has signed a 15 year lease on a 4,500 sq ft unit at Wellington Business Park off an asking rent of £6.50 sq ft.

John Padgett, of Eddisons, who concluded the deal on behalf of Marrtree, said: “This is a high quality development in a key strategic location on the outer ring road, providing easy access to the M606 and beyond. 

“The units are all completed to a high standard and we are receiving plenty of interest in those that remain.”

Eddisons also provide full property management at the site.

Meanwhile, Eddisons has also successfully let a former petrol station in Bradford on behalf of its client, Yorkshire Bank.

The site on the corner of Canal Road and North Brook Street extends to over a quarter of an acre and has been let to SSS Cars, a supplier of quality used cars, at an initial annual rental of £18,000.

THE Leeds office of property advisers Colliers CRE has negotiated the sale of prime vacant land at 100 Grove Lane in Headingley, Leeds.

Negotiating on behalf of R G Butcher, administrator of RMP Properties, Colliers CRE sold the land to an undisclosed buyer for £475.000.

The 0.91 acre site was historically a sandstone quarry before being used for a garage and more recently a petrol filling station.

It now has full planning consent for 34 new build, one and two bedroom apartments with parking or potential for care home use.

Ed Chisholm, of Colliers CRE’s Leeds office, said: “The sale is extremely encouraging and shows renewed interest in the residential development market.

“This site is in an already well established residential area that benefits from a wide selection of shops and community facilities and sits adjacent to the RFL playing fields.”

ACTING on behalf of Rok Development, DTZ has completed the letting of Unit 7 at Moorfield Business Park in Yeadon.

Canduu has taken a new lease on the building that comprises 2,500 sq ft of modern office accommodation. 

Phillip Dawson, associate director at DTZ, said: “The Leeds out of town office market has been severely affected by the current economic climate with its lowest ever recorded take up figures recorded in quarter two 2009. 

“Emerging businesses such as Canduu are likely to be the key driver in strengthening the office market and providing landlords and developers with some positive news.”

THE Driving Standards Agency (DSA) has announced its agreement to lease a new £2.5m Multi Purpose Test Centre (MPTC) at Silkwood Park in Wakefield.

Commercial property consultancy Lambert Smith Hampton (LSH) has negotiated to acquire a bespoke training facility on a 2.1-acre site on behalf of the DSA, as part of its national strategy to support the new more rigorous motorcycle test, which was introduced in 2008.

Silkwood Park occupies an extremely prominent location immediately adjacent to junction 40 of the M1 Motorway fronting onto the A638 Dewsbury/Wakefield Road approximately two miles west of Wakefield city centre.
