Construction work begins on two new industrial schemes comprising 112,000 sq ft

Two new industrial units in Leeds, which will consist of almost 400 tonnes of steel, are now under construction.

Situated within Cross Green Industrial Estate, the site has been named Towngate Link and is being developed speculatively by property firm Towngate PLC.

The first phase of the project will see two high specification industrial units built that cover 55,000 sq ft and 62,500 sq ft.

Caddick Construction is the development’s principal contractor and work will complete in February 2019.

Leeds-based Adept Civil and Structural Consulting Engineers was initially appointed as the development’s consultant engineer, responsible for overseeing the site’s engineering requirements as well as creating tender drawings in BIM and a fully immersive virtual reality tour of the two buildings.

Adept also worked with ground solutions firm CGL, which carried out ground investigations due to the site previously being used as an open-cast coal mine in the 1950s.

As a result of the ground conditions, a bespoke foundation design has been developed with Sheffield-based Green Piling, featuring four different piling systems across the two buildings which have been designed by KPP Architects.

Matthew Ramsden, director at Adept, said: “We have a longstanding relationship with both Towngate and David Stanway and Associates, after working on several large-scale refurbishment projects for the firm, and this latest new build development is a really interesting one to be involved with.

“The ground conditions have been a challenge, but the whole team have worked together to create an innovative solution, featuring four different piling systems, which make it very unique.  To see the buildings now coming out of the ground is fantastic for everyone involved and we’re looking forward to working with Caddick Construction as the development evolve.”

Robert Smith, managing director at Towngate, added: “Towngate Link will offer two superb industrial units with ‘very good’ BREEAM ratings that are just minutes away from both the M1 and M621 motorways.

“Both buildings offer 12m eaves, generous car parking and service yards, as well as Grade A office space, which sets them apart from most other available industrial units in the area. The development team have all bought into our ethos of creating a truly standout industrial development in east Leeds and we’re delighted to see the buildings now taking shape.”

Both units have detailed planning consent for B2/B8 uses and are being marketed by Gent Visick and Knight Frank.
