Caedmon Homes in line for major national property award

Caedmon Homes, the leading North Yorkshire-based residential developer, has been shortlisted for a major honour in the prestigious 2020 Resi Awards.
Caedmon, whose headquarters are at Easingwold, near York, has been recognised for its work on three acclaimed developments at Whitby, Kirby Hill, near Boroughbridge, and York.
The Resi Awards, which are organised by Property Week magazine and regarded as the Oscars of the residential property industry, will be held at a glittering ceremony in central London in December.
Caedmon, founded in 2018, has been nominated in the Newcomer of the Year category.
Director Paul Brown commented: “I, and my fellow directors Rufus Salter and Andrew Jones, are very proud and honoured to receive recognition for our work on our three Yorkshire developments as we know how strong and competitive the Resi Awards shortlist is. It is tremendous that we are right there in the mix”.
“We have enjoyed a successful 12 months – launching three quality developments, worth a combined total of £25 million, in prime locations in our home county. All three developments are timely responses to the need for housing in the Yorkshire area, reflecting the buyers’ need for aspiration and individuality with bespoke designs that are rarely found in other housing developments.”
He explained: “We build residential schemes that are not ‘over-developed’ and add value to their community and surroundings. They are underpinned by the key characteristics of integrity, reliability, innovation, financial stability and environmental impact.”
The three developments are St John’s Mews in York; Priory Meadows at Kirby Hill, near Boroughbridge; and Spa Well Court in Whitby. All three developments saw significant sales before completion, underlining the quality of the residential offering, both in design and build, as well as the superb locations.
Anne Haggas of marketing agents Savills in York enthused about St John’s Mews: “This is one of the most exciting new residential developments in York, boasting a winning combination of affordability, location and high-quality, well-designed buildings with superbly fitted-out interiors”.
Meanwhile more than 60 per cent of the 34-house development at Priory Meadows in Kirby Hill in the heart of the village has been sold. The development comprises two-bed bungalows to five-bed houses, with prices ranging from £377,500. Caedmon are also sponsoring the local Boroughbridge football team.
Finally 75 per cent of the apartments at Caedmon’s Spa Well Court development in Whitby have either been sold or reserved off plan. The development is situated off Broomfield Terrace in the heart of the historic town and features 10 apartments and 10 town houses. The apartments are priced from £165,000, with the town houses starting from £289,950.
Nick Henderson of Whitby-based estate agents Hendersons commented: “This is a superb development. The first phase was a tremendous success and, knowing the Whitby market as I do, that success is highly likely to be repeated. We are extremely proud to be working with Caedmon Homes on this very special project.”
Paul Brown explained: “These three developments, combined with the purchase of a prime site at Brafferton, near York, in conjunction with the Evans Property Group, and potential projects in Sheffield, York and Teesside, have given us a tremendous start as quality residential property developers.
“In an increasingly crowded market place, we believe our attention to detail, commitment to sustainability, affordable housing and community involvement, forensic selection of locations and successful sales ratio, stand out.”
Anne Haggas added: “Overall, Caedmon Homes have achieved a tremendous amount since they began their residential development journey two years ago. To complete three successful developments and embark on others, with just three directors, within such a tight timescale and in a challenging market place, makes the company a genuine contender for the Newcomer of the Year in this year’s Resi Awards.”
