Business park site acquired for speculative industrial development

Gregory Properties has agreed to purchase a two-acre development site at Sheffield Business Park.
The developer wants to speculatively build a 30,000 sq ft industrial unit and submit a planning application this week.
Sheffield Business Park is a 200-acre business destination off Junctions 33 and 34 of the M1, to the north of Sheffield city centre. Current occupiers including SIG Group, South Yorkshire Police, Gleesons, TNS, Primetals and Hart Shaw.
The Park is within the Advanced Manufacturing & Innovation District, which has seen substantial investment from occupiers including Boeing, Rolls-Royce and McLaren.
Gregory Properties has agreed to buy the site on Europa Way, subject to planning, from Sheffield Business Park Ltd.

The developer is currently working up designs with The Harris Partnership to include 30,000 sq ft of industrial/warehouse space with a 3,000 sq ft office mezzanine.
The unit is to be of steel portal frame construction with full M&E fitted offices, enhanced landscaping and car parking, a secure covered cycle shelter, and a gated service yard with security lighting.
Subject to planning consent anticipated in September, Gregory expects to be able to start on site in the winter of 2022.
