Iconic Hallam Tower building up for sale

A LANDMARK building in Sheffield, which was one of the region’s first luxury hotels, is up for sale offering a dramatic change of fortunes for the derelict site.

The Hallam Tower building, in the Fulwood area of the city, is the subject of a high-profile launch to market and benefits from of detailed planning consent for 133 units including 11 townhouses within a 3.3 acre site.

The iconic 12-storey, 1960s building, which commands one of Sheffield’s most dramatic views across the valley to Ecclesall and the city has an opulent history.
Its arrival on the market could pave the way for a full redevelopment of the site.

The Sheffield residential development office of Knight Frank is marketing the building.

Tearle Phelan, department head for Yorkshire residential development at Knight Frank, said: “Knight Frank has been formally appointed by Hallam Grange to market the former Hallam Tower, in Fulwood, with the benefit of the existing planning consent.

“The 2007 collapse of the residential market brought sales of land with residential development potential to a standstill across the UK, forcing many residential development schemes to be mothballed.

“This property’s release to the open market coincides with a significant improvement to the residential sector, and wider UK economy as a whole.

“Very few sites of this quality come to market in Sheffield, and following the recent national advertising campaign, it has already generated strong levels of interest.”

Hallam Tower was one of the region’s first luxury hotels, The Intercontinental, built in the post-war period and with an iconic history as the swinging 60s’ place to be seen.

So iconic was its status, that Ford used the building and its grounds to advertise the 1963 Ford Galaxie 500.

The hotel played host to the Swiss team for the 1966 World Cup as they used Hillsborough Stadium to train and featured in Egon Ronay’s Guide to British Eateries, achieving a four star rating from the AA.

Following numerous facelifts, owners and refurbishments, the hotel finally closed in 2004 but has since been granted full residential planning through plans submitted by the current owners in conjunction with Sheffield based Axis Architecture.

Tearle added: “Recent government intervention, improvement in sales rates and general confidence in the residential market means the time is right to bring a new lease of life to this development site.

“This building has a fantastic history and the potential to lift it back to its former glory through the creation of a truly unique residential complex, could be massively beneficial to the city and to Fulwood.

“Part of the consented scheme works within the existing hotel structure, taking advantage of some of Sheffield’s finest views, across the city centre and the south westerly suburbs. Axis Architecture has produced an innovative plan to change the site into a full residential development through designs which enhance the character of the Fulwood conservation area.

“Dependant on interest levels, it is our client’s interest to agree a sale without delay, so that the site can finally be released for much needed new housing.”
