Property Briefs: Scott’s Developments; Langleys; Gregory Property Group

SCOTT’S DEVELOPMENTS has appointed three commercial property agents for its redevelopment of Sheffield’s landmark building Steel City House.

CPP, Knight Frank and Bowcliffe have been appointed to handle enquiries from potential tenants as work starts on the £5m project to transform the property into office and workspace.

John Scotting, managing director of Scott’s Developments, said: “Each of our letting partners has been selected for their individual knowledge and expertise in prestigious developments such as Steel City House.

“Sheffield is a major city and deserves to sit alongside the likes of Manchester and Leeds as part of the government’s planned “Northern Powerhouse”. That can only be achieved through positive investment in workspace that appeals to the UK’s top professional organisations. In turn, we hope to attract further inward investment to both Sheffield and South Yorkshire as a whole with a view to boosting jobs and the regional economy.”

LANGLEY SOLICITORS has invested £1.2m in the refurbishment of its landmark offices in York.

The law firm occupies three floors in Queens House, which stands at the corner of Micklegate and Skeldergate, parts of which date back to 1727.

The first and second floors have been renovated to create an open plan office environment and a series of new meeting rooms.

A key improvement has been the relocation of Langleys’ reception from the second to the first floor to create a larger space for clients and visitors.

More than 190 staff are located in Queens House and Langleys’ second York office in Northern House. With a further office in Lincoln, Langleys employs a total workforce of 343.

Langleys’ managing partner David Thompson said: “We are a major employer in York and Langleys’ investment in Queens House demonstrates our commitment to the city as well as providing a high quality environment from which we are able to continue to offer our range of professional services to clients.”

Simpson (York) was the main contractor on the refurbishment project. Office furniture replaced as part of the renovation has been donated to the local RSPCA and the Lidgett Grove and Holgate Road Methodist Churches.

THREADNEEDLE Pensions, in partnership with Gregory Property Group has started work transforming a redundant 46,000 sq ft industrial building in Bramley, Leeds to become a major new leisure facility.

The transaction was brokered on behalf of both parties by Gent Visick.

The existing property has been empty since 2011. Threadneedle has appointed Yorkshire-based Dimestage to demolish a third of the building and refurbish the balance of 30,000 sq ft whilst providing 130 new car parking spaces.

The surrounding area, which is predominantly residential, has seen positive investment recently with the building of an Aldi store opposite.

Leading fitness chain, Pure Gym has agreed to take a lease on the whole of the premises and will occupy approximately 20,000 sq ft initially with the remaining accommodation being marketed to let via Gent Visick.

Richard Tovey, director at Gregory Property Group said: “We have been working in conjunction with Threadneedle to bring forward plans for this prominent building and after a lengthy and detailed planning process, we are delighted that construction has commenced. This will bring new life to the site whilst delivering important facilities and jobs for Bramley. The commitment by Pure Gym for the whole of the accommodation is testament to the quality of the location and the need for leisure facilities in this area. I am confident that the gym will prove extremely successful.”

Angela Crawshaw, property director at Pure Gym said: “This is exciting news and we are pleased to be able to progress our plans for an affordable gym for the local community. This will be a great location for us offering 24 x 7 access and up to 75 free classes as well as free car parking for the community between Leeds and Bradford. This will be our third gym in Leeds and we continue to seek other opportunities both locally and nationally.”

Construction work is due to be completed soon with the gym being open around early Autumn.

Gent Visick represented both Threadneedle and Gregory Property Group in the transaction.
