A FITNESS centre in North Leeds has hit the market with a price tag of £1.45m.

LA Fitness in Yeadon will go under the hammer at the Acuitus property auction on July 7.

The centre currently produces £152,306 in rental income.

Acuitus auctioneer Richard Auterac said: “This type of leisure-orientated property is becoming increasingly popular with investors.

“There are three LA Fitness centres in our July sale all of which have been let on leases to 2041 with guaranteed minimum rental uplifts every fifth year.

“With initial purchase yields of around 10-11% it’s not hard to see why buyers are running a rule over them.”

TOWN Centre Securities has let unit 41c at the Merrion Centre in Leeds to computer and mobile phone specialist Gadget Exchange.

The retailer, which also has a store in Chapel Allerton, has taken  a 657 sq ft space and will pay £19,000 a year on a new five year lease.

David Woolman, of Town Centre Securities, said:  “We are delighted to welcome Gadget Exchange to the Merrion Centre as they will further strengthen the tenant mix within the scheme.”

BARDSLEY Construction, in partnership with Synergy Housing Solutions, is undertaking the design and construction of a new build extension and remodelling of a property in West Yorkshire for Connect Housing Association.

Manchester-based Bardsley will transform the existing 6,286 sq foot building in Dewsbury into 10 self contained apartments.

The £1m project, which will also include office and communal facilities, is expected to complete in December.

This is the first significant contract secured by Bardsley Construction since it opened a Yorkshire office at Wellington Place in Leeds last year, headed by Yorkshire regional manager Adrian Rooney.

CLC has moved to Meadow Court in MillshawYORKSHIRE home credit company CLC Finance has relocated to its new headquarters.

CLC Finance has moved its Leeds operation,signing a 10-year lease on a 5,000 sq ft building at Meadow Court, Millshaw.

The company has recently undergone a refinancing exercise and management restructure as it looks to the future.

Landlord Hillary Properties facilitated the deal by offering a bespoke fit out.

Property consultants Lambert Smith Hampton (LSH) and King Sturge are joint agents on the five-unit scheme, which is located off Junction 1 of the M621.

St. George's Court in Bolton, bought by Yorkshire property developer Prospect EstatesYORKSHIRE-based property developer Prospect Estates has bought a five-storey 23,741 sq ft building on a prominent corner site in Bolton.

The firm has bought 2 St Georges St, which is situated at the junction with Higher Bridge St, from the NHS Prescription Services for an undisclosed sum. The building was vacant when Prospect Estates bought it, and the Otley-based company said that it would fit well with its existing portfolio.

A spokesman said: “Such a commanding building in this location offers us plenty of redevelopment scope.”

It will now be marketed by agents Miller Metcalf as a mixed-use property.
NHS Prescription Services was advised on the disposal by GVA.

ON behalf of Lasalle Investment Management, Central Retail has let the former 20,000 sq ft Borders store on Davygate in York to the international fashion retailer Cult, which owns the Superdry label.

The deal represents one of the biggest lettings in York city centre in the last 18 months. Cult has acquired the premises on a new 10 year lease.

LEARNING provider Progressions UK  has leased new premises in Leeds city centre.

The offices are located at Symons House and extend to around 4,779 sq ft.

Progressions UK has committed to a five year lease.

Property consultant Sanderson Weatherall was instructed by real estate investor and asset manager Mapeley earlier this year to dispose of the space at Symons House, which was previously Government occupied premises.

Sanderson Weatherall acted as joint agents for the premises alongside Jones Lang La Salle.

PROSPECT Archaeology, the Leeds-based archaeology and heritage management consultancy, is openinLeeds-based Prospect Archaeology is to open an office in Lincolng an office in Lincoln.

The move comes as the company, which offers advice to clients developing sites across the country, said it is seeing “definite signs of life” in the property market.

“After a fairly torrid couple of years up to June 2010, when site after site went on hold or faced cancellation altogether, it’s great to say that this year we’re as busy as we’ve ever been,” said managing director Nansi Rosenberg.

“Opening another office demonstrates our belief that the property market seems to have turned a corner.”

The new Lincoln office is a result of a merger with Naomi Field Archaeological Consultancy.
