Enterprise zone site sold for £4.5m development

An Aero Centre site within the Doncaster Sheffield Airport enterprise zone has been sold for a £4.5m development.

Peel Land and Property completed a joint land sale at Aero to Doncaster investors Benell and haulage firm Walker & Son of Tuxford.

The JV will develop it into a 44,000 sq ft small unit scheme with units between 3,000 and 20,000 sq ft.

Aero Centre Yorkshire is a 1,600 acre development site with Doncaster Sheffield Airport at its centre. The site comprises of 5.5 million sq ft of potential employment space including the 10 hectare Enterprise Zone.

Aero Centre Yorkshire, backed by the Sheffield City Region, was one of 12 selected for the government’s Northern Powerhouse Investment Portfolio earlier this year to help attract investment to the North.

Steve Gill, chief executive of Doncaster Sheffield Airport said: “The land sale to Benell and their partners demonstrates the continuing growth of Aero Centre Yorkshire as a commercial destination. Few sites in the UK offer such an opportunity for aviation led developments alongside wider use commercial facilities.

“Aero Centre Yorkshire is already a thriving business community with over 100 businesses occupying in excess of half a million square feet of existing space.”

Anuj Joshi, managing director at Benell said; “We are delighted with the opportunity to speculatively develop 44,000 sq ft of high quality business units at ACY where we saw massive potential for growth following the investment committed to the location from Peel Group, Doncaster Council and Sheffield City Region.

“The airport will undoubtedly become the largest and busiest airport on the eastern side of the Pennines now that the new link to the M18 is complete. This is a very strong location and we have confidence the units will be occupied very quickly. We look forward to working with Peel on further projects in the future.”

Commercial Property Partners (CPP) and PPH Commercial will be marketing the units once complete.

Roger Haworth, leading partner at CPP, said: “The decision for Benell Ltd to speculatively build the series of high quality warehouse units at Aero Centre Yorkshire is indicative of the latent demand for industrial units in the region following major announcements this year from the likes of Amazon, Boeing and McLaren.

“The SCR has the development potential to compare with any region in the country, with sites such as this and the likes of the Advanced Manufacturing Innovation District; iPort; the Peak Resort and indeed, Sheffield city centre.”

Occupiers at Aero Centre Yorkshire include Redline Aviation Security, ABP Connect, Europcar, Cargo Handling Centre, and the UK’s only Cessna Citation Service Centre.
