Trade park attracts another tenant following £600,000 refurbishment

A 130,000 sq ft employment park in East Leeds, which has undergone a £600,000 refurbishment, has secured another tenant.

The Roof Truss Company, which design, manufacture and fit trussed rafters and floor joists for all types of houses, have taken 4,895 sq ft of quality industrial space on a five-year lease Seacroft Industrial and Trade Park.

The estate comprises 12 refurbished industrial and trade units, which can be tailored to the requirements of potential occupiers. There is a total of 32,158 sq ft of vacant space across four units, which range from 4,000 sq ft to 16,000 sq ft.

Current occupiers include Screwfix, Enterprise Rent-A-Car and Howdens.

Property consultants Dove Haigh Phillips brokered the deal.

Sarah-Jayne Lishman of Dove Haigh Phillips said: “This is a significant deal, underlining the considerable investment made in the employment park and its excellent location. There is already strong interest in the four remaining refurbished units, which provide excellent industrial and trade counter space.

“This is an important consultancy for us, as it underlines the fact that we are very much involved in the day-to-day commercial property letting market, as well as providing advice and expertise on large-scale developments.

“We have a dedicated lettings team, which specialises in commercial agency and the sub 20,000 sq ft industrial property market, all of which are gaining momentum in Yorkshire.

“The high-profile tenants already at Seacroft underline its popularity. Rents are in the region of £5.50 and the units can be adapted to occupiers’ specific requirements.

“The park’s excellent location provides direct access to the Greater Leeds conurbation and Leeds City Centre, which is located 4.25 miles south west via the A64 York Road and A58 Wetherby Road. Access to the national motorway network is provided two miles south via Junction 46 of the M1, or alternatively 4.5 miles north east via Junction 45,” she added.
