Plans re-submitted for mixed-use development

Plans seeking outline permission to develop an employment led, mixed use development including a 69-bedroom hotel and food and drink units have been re-submitted for a site adjacent to Dearne Valley Parkway.

Smith Jenkins Town Planning has submitted plans for the site, close to junction 36 of the M1, to Barnsley Council on behalf of Harewood Estates.

The firm is looking to build employment units, a 69-bedroom Hotel (C1) and Food and Drink units.

The site has previously been granted outline permission for an employment led scheme which also contained a hotel and A3 uses. This permission expired in 2018.

This application seeks a new outline permission for a similar mixed use scheme.

The firm said: “The previous outline permission had a condition imposed which restricted the amount of non-employment uses on the site to
approximately 30% of the floorspace of the site, to be in accordance with the submitted Masterplan.

“This application seeks to provide a mixed use development of approximately 78% employment uses and 22% non-employment ancillary uses. The hotel and its associated ground floor retail can be considered as both ancillary uses to an employment area and as employment generating uses
themselves. The hotel and A3 space will make an important contribution to employment and economic development in the local area.”
