Plans put forward for major office development in city

A reserved matters planning application for a part ten storey and part eleven storey office development has been submitted for a key site in central Leeds.

CBRE, acting on behalf of Hermes Wellington Place Site 2 GP Limited, has published the plans for two new buildings at Wellington Place. The upper floors of the building would be connected with a glass sided bridge between the fourth and ninth storeys.

Together the buildings, which would be known as 11 and 12 Wellington Place, would feature 228,862 sq ft of office space. There would also be flexible commercial space at ground level, as well as a basement gym and 49 car parking spaces and 150 bike spaces.

A planning statement submitted to Leeds City Council with the application explains that a comprehensive masterplan for this area was granted outline consent in March 2008. A revised masterplan framework for the remaining land on the Wellington Place estate, was approved in October 2019.

The statement adds: “The site is located approximately 500 metres west of Leeds Railway Station and approximately 850 metres west of the City Centre retail core.

“The development plot for 11 and 12 Wellington Place currently comprises an area of landscaping which is temporary in nature.

“Use of the site for an office-led mixed use development including supporting commercial uses at ground and basement level has already been established through the outline permission.

“The proposals will deliver significant economic and employment benefits to the Leeds City Region providing much needed deliverable Grade A office accommodation to meet the needs of local, regional, nationals and international occupiers, whilst delivering a high quality scheme in the centre of the Wellington Place development.”
