3.7 acre employment site now on the market

Acting on behalf of Flanshaw Property, Avison Young has brought a 3.7 acre development site at Centric 40 in Wakefield to the market.
The site is off Flanshaw Way, not far from Junction 40 of the M1.
Marketing of the rear plot follows recent completion of the sale of the front plots to Frank Marshall Estates.
Rob Oliver, of Avison Young, said: “We have continued to experience strong demand for premises on the M1 corridor between Wakefield and Ossett, and have received several expressions of interest already from both developers and occupiers, keen to discuss a potential purchase of this site.
“Given the shape and nature of the plot, there is some flexibility in how it could be used and developed, from smaller units, a pair of detached mid-size buildings, through to a single occupier.
“The wider estate is seeing continued investment, with Sewtec recently relocating and expanding into a 75,000 sq ft factory on the estate, and PLP acquiring the remainder of Silkwood Park for a proposed large-scale speculative development.”
The vendor has undertaken considerable site preparation and access works, with final works due to finish in the next few months.
Outline planning consent has previously been obtained for industrial, storage distribution uses. Wakefield Council is keen to see the site brought forward for employment development.
Oliver added: “We will be liaising with interested parties over the next month or so, with a view to inviting offers for the property in June and expect to complete a sale at the end of the summer.”
