Development on vacant site to boost employment opportunities

CRT Property Investments Ltd, a subsidiary of the Coalfields Regeneration Trust, has secured planning approval to redevelop a brownfield site at Phoenix Riverside in Rotherham.
Following a significant seven-figure investment, the vacant area will comprise two 5,000 sq ft Grade A industrial and warehouse units, with roller shutter door access on the ground floor and complementary office space on the first floor.
Supported by planning consultants Urbana, CRT Property Investments is expected to start work on the site next spring and hopes to attract interest from SME businesses looking to expand their operations within the local area.
Phoenix Riverside, which was bought by Coalfields Regeneration Trust in 2018, has good access to Rotherham and Sheffield from its position along the M1 motorway at junction 34.
Zoe Shearman, investment and development manager of CRT Property Investments, said: “Securing planning permission to transform this parcel of brownfield land will enable us to create much needed, high-quality business accommodation for the local community.
“We earmarked this site due to the economic regeneration already delivered from the wider Phoenix Riverside development.
“We are confident that two brand-new, purpose-built units will help attract businesses and generate further job growth within the area for the months and years to come.”
“This project will also strengthen our portfolio of commercial properties as we look to identify and acquire new developments in coalfield communities across England, Scotland and Wales over the next five years.”
William Marshall, senior planner at Urbana, added: “I’m delighted to have played a role in securing permission for CRT’s latest development at Phoenix Riverside, as I know it will have a positive and lasting impact on the Rotherham area.
“In redeveloping a brownfield site in the heart of the Don Valley, CRT are providing high quality flexible units that will allow local SMEs to grow and expand their operations.
“These two units will also provide valuable employment opportunities for the people of Rotherham and South Yorkshire, both in construction and post-development.
“It again shows CRT’s commitment to improving ex-coal mining communities across the country and in the Sheffield City Region.”
