Planning consent given for more than 600 homes

Planners have awarded outline approval to develop hundreds of apartments on the edge of Leeds city centre.

Avison Young had submitted the plans to Leeds City Council for the regeneration of the vacant brownfield site, on behalf of its client – Commercial Development Projects.

The mixed-use scheme includes up to 631 apartments spread across six blocks, with commercial spaces on the ground floor, as well as a new public park and green spaces which maximise walking and cycling routes along the River Aire.

The apartments will be a mixture of one, two and three-bedroom homes, a percentage of which will be affordable housing to meet council requirements.

They will occupy land on Kirkstall Road, which has previously been home to Arla Foods and Tiger Bus Company, but has been vacant since 2016.

A design statement accompanying the application explains: “The site is currently a vacant, windswept plot which does not contribute to the city in a placemaking/townscape context.”

The statement added that the site was well connected to existing amenities and by public transport but that its location offers “excellent opportunities for the area to be physically connected to the city centre via new pedestrian focused routes”.
