Key appointment will help drive forward 127-acre mixed use development

JPG Group has been appointed by Harworth Group to provide civil and strategic land consultancy services for the next two major development stages at Gateway 36 in Barnsley.

Gateway 36 is a 127-acre mixed-use development located next to Junction 36 of the M1, on the site of the former Rockingham Colliery.

Harworth has already delivered phase one on the strategic site, with the delivery of more than 145,000 sq ft of industrial space and a drive through unit, creating 250 jobs.

In October 2020 JPG assisted Harworth in secured planning consent for phases two and three which comprise 1.1 million sq ft of additional space for business, industrial, storage and distribution purposes.

Consent has also been granted for a new link road from the existing Shortwood Roundabout, running south to serve phase two, alongside a new roundabout on the Dearne Valley Parkway with an arm to the north to serve phase three.

All three phases of Gateway 36, alongside nearby employment and residential land have been unlocked as part of a £17.1m funding package from the Sheffield City Region Investment Fund (SCRIF).

It is estimated this development will support the creation of 2,500 jobs when completed.

JPG has provided advice through the necessary consents for structural, earthworks, draining and access. It is working alongside the scheme’s main contractor Howard Civil Engineering.

“Use of latest software has really enabled us to incorporate site constraints into our early ground model, which in-turn has allowed us to deliver a design, from earthworks to highways, in the best possible arrangement.

“This is a great example of how understanding a site from a strategic viewpoint, very early on in its development, has led to the most sustainable outcome.”

“Overcoming the challenges of difficult topography, geotechnical issues and the modification of a busy trunk road, all within tight financial constraints, has required a strong professional team.
