Consent gained for 500 homes in final phase of regeneration project

A milestone for the regeneration of Hull’s Preston Road is set to get underway, with planning approval for up to 500 homes to be built in the biggest development phase of the project so far.

Hull City Council’s Preston Road regeneration programme is a major housing-led regeneration programme.

It has seen 512 properties acquired, 340 homes refurbished and over 700 new homes delivered so far.

In the last phase of the transformation, up to 500 more mixed-tenure homes will be built.

The project will also create new jobs, training and apprenticeship opportunities, helping to boost the city’s economy.

Hull City Council working with its strategic development partner KSHP, a consortium of developers that includes Keepmoat Homes, Strata Homes, Home Group and Priority Space, will develop this scheme.

It has been supported by £4m from the Humber Local Enterprise Partnership’s (LEP) allocation of the Local Growth Fund, part of the Government’s commitment to the Northern Powerhouse.

Under the approved planning permission, Strata will build 242 homes as part of the first phase of delivery at Preston Road. A mix of three and four-bed homes will be available for sale, as well as affordable homes to rent.

A spokesman for Strata said: “The development will provide affordable housing that meets the needs of the local community.

“It is a site that has been of significant strategic importance to the local authority for many years being part of the Holderness Road Corridor Area Action Plan.

“The site was previously a residential area which was demolished by the council to remove homes which had inherent defects which we will replace with high-quality family homes.

“The new properties will help support Hull’s plan of 620 new homes per year to improve the quality of life in neighbourhoods.”

Hull City Council’s portfolio holder for housing, Councillor John Black, added: “Hull City Council is committed to building strong communities that support the health and wellbeing of the people within them.

“This final stage of the Preston Road project is the realisation of a big ambition to transform the area and create a desirable and prosperous area for families to thrive in quality, affordable homes.”

Stephen Parnaby, chairman of the Humber LEP, said: “We’re really pleased to support the final stage of the Preston Road regeneration programme through the Local Growth Fund, which has supported the Hull Housing Growth Project.

“The scheme has already delivered much-needed and good quality housing for Hull residents and the Humber LEP is proud to support the final part of this project.”
