Landmark office property refurbishment topped out

Leeds office building 12 King Street has reached its highest point, with concrete poured on the seventh floor roof terrace, ahead of the building’s planned completion this winter.

12 King Street, in the final stages of redevelopment by Leeds-based Opus North and backed by Fiera Real Estate UK, aims to be Leeds’s most energy-efficient office building when it opens.

The Grade A, 54,500 sq ft property will feature cutting-edge ‘smart’ building technology, with sustainability considered throughout the design process by DLA Architecture.

The refurbishment includes a complete replacement of the fifth and sixth floors, a new façade, a state-of-the-art cycle spa and two new floors – with a communal sky lounge and roof terrace to encourage better workplace wellbeing.

Ryan Unsworth, development director at Opus North, said: “12 King Street is designed to provide a secure, flexible and contemporary working environment in a prime city-centre location.

“The building will provide seven floors of Grade A office space with panoramic views across the city centre.

“When completed, the scheme will offer seven floors of energy-efficient, tech-enabled space close to all major transport links, making it an incredibly desirable scheme for modern businesses.

“This project is one of Leeds’s highest-profile office redevelopments, proving investor confidence in the city, which is only growing with the relocation of leading global brands here.

“We are really looking forward to the launch of 12 King Street and are delighted with the progress of the build.

“We will be welcoming potential tenants over the coming few months and are excited to launch this much-needed premium office space to the city’s businesses.”
