Contractor named after funding secured for 1.1m sq ft development

Phase 1 of Konect 62

McLaren Construction Group has been selected as the main contractor to deliver the 1.1m sq ft first phase of Konect 62 in North Yorkshire.

Four speculative units are to be built on the site of the former Kellingley Colliery. It includes a 735,000 sq ft unit, known as “Big K”, which will be of the largest ever delivered in the North of the UK.

Henderson Park and Cole Waterhouse recently completed the £54m acquisition of the 136-acre site, paving the way for the appointment of McLaren.

The joint venture has also newly signed a development debt facility with BentallGreenOak enabling the initial phase of the logistics and industrial scheme to get underway.

David Nuttall, managing director of Cole Waterhouse industrial and logistics, said: “Appointing McClaren to deliver these sustainable and high-quality units so quickly after we acquired the land and completed the construction funding is a major step forward for Konect and a statement of intent from the partners involved.”

Konect 62 currently has full planning consent from Selby District Counci for 1.4m sq ft of prime logistics accommodation. An additional planning application is expected in the new year to extend the scheme to 1.8m sq ft.

The site is next to the M62 and the A1(M) and will be the only inland distribution park in the country. It will offer tri-modal connectivity to the UK and continental Europe via road, water or rail.

McLaren is expected to be on site next month with completion from Q3 next year.

Three units of 161,000, 151,000 and 55,000 sq ft will be built alongside “Big K” in the first phase.

Christophe Kuhbier, managing director at Henderson Park, added: “We are confident that the sustainability and technical specifications of the scheme we are developing will appeal to the highest quality logistics operators as well as traditional industrial occupiers, who are increasingly energy conscious.

“We are excited to get the project underway and deliver what we believe will be an exemplary regeneration of a major brownfield site.”
