Partnership with Government helps deliver dozens more affordable homes

A development of 47 homes in Thirsk, North Yorkshire, is nearing completion.

The first phase of the scheme in Saxty Way, built by northern housing association and developer Karbon Homes and main contractor T Manners & Sons, welcomed residents at the end of 2023.

It comprises a mix of two bed bungalows, one bed flats, and two and three bed family houses.

Of the homes, 22 will be available for affordable rent and 25 on offer for a mix of rent to buy and shared ownership, to help local people get a foot on the property ladder.

The development has been delivered with funding from Homes England, through Karbon’s strategic partnership with the Government’s housing delivery agency.

The partnership has provided Karbon with funding to deliver 2,200 new affordable homes across the North East and Yorkshire by 2026.

Saxty Way is one of two Karbon developments in the Thirsk area. One mile away in the village of Sowerby, Karbon is working on a second scheme, off Back Lane, delivering a further 64 two, three and four-bed homes.

On completion the homes on both sites will be managed by 54North Homes, a subsidiary of the Karbon Group with around 4,000 homes across Yorkshire.

Commenting on the Saxty Way homes, Kevin Hollinrake, MP for Thirsk and Malton, said he was impressed by the energy efficiency of these properties, which feature solar PV panels and are powered by air source heat pumps.

He added: “This new Karbon Homes housing development is a fantastic demonstration of how to use innovative techniques.

“It not only provides housing for people, it’s creating new habitats for wildlife and boosting our region’s biodiversity. I look forward to seeing the progress of the project.”

Paul Fiddaman, chief executive of Karbon Homes, added: “Bringing more affordable housing developments to fruition across the county is key in addressing Yorkshire housing affordability issues and ensuring local people have access to good quality housing.

“As well as ensuring our homes are highly energy efficient and affordable for residents to run, we’re also committed to making communities sustainable for future generations, building homes that produce less carbon and have less impact on the environment.”
