Sheffield’s transformation continues

CONSTRUCTION work is progressing at St Paul's Place in Sheffield city centre.

Developer CTP St James said it was “delighted” at the progress of the site, which is a crucial part of Sheffield's £130m mixed-use Heart of the City project.

The St Paul's Place project comprises three Grade A office buildings, providing 200,000 sq ft of accommodation with secure car parking; up to 135,000 sq ft of bars, restaurants and retail accommodation; luxury apartments; a 520-space multi-storey car park; the creation of Millennium Square; and a new four-star Mercure Hotel.

Contractors Bowmer and Kirkland are presently on site with 2 St Paul's Place, which is due for completion in spring next year. It features seven floors of offices with ground floor retail fronting Norfolk Street and St Paul's Place, with basement parking.

The basement works are completed and the suspended ground floor podium slab is now complete. The concrete stair and lift cores are almost complete and phase one steelwork is well underway.

Phase two steelwork and concrete upper floors will continue over the coming months and the external cladding is due to begin in May.

Roland Stross, director of CTP St James, said: “2 St Paul's Place is a seven-floor Grade A office building, with secure car parking in the basement and restaurants on the ground floor. It will provide much-needed quality office space in the centre of Sheffield.

“There has been huge interest in the building. Fifteen thousand sq ft of offices are already under offer and we are in discussions over the remainder. Meanwhile all three restaurant units are also under offer.”

Meanwhile planning consent has been granted for 3 St Paul's Place and the detailed design work is now progressing with architect Stephen Hodder.

The design will continue over the next few months so that tender documents can be prepared and a contractor appointed to start on site once 2 St Paul's Place has been completed.
