A COMMERCIAL site in South Yorkshire is offering a tax incentive for freehold purchasers and significant rental benefits for leaseholders.
There are just two plots of 4.5 and 10 acres for development at Brookfields Park warehouse and office site in the Dearne Valley, and each carries Enterprise Zone designation, giving businesses 100% tax allowance against virtual freehold purchase, legitimately offsetting corporation tax liabilities.
Names including Next, Maplin Electronics and Garnett Dickinson have already taken space at the 85-acre site, which is being marketed by Knight Frank and Lambert Smith Hampton on behalf of St Paul’s Developments Plc and Tritax.
Peter Whiteley, partner at Knight Frank’s Sheffield office, said: “The tax incentives available through its special Enterprise Zone designation, as allocated by the Secretary of State for the Environment, will essentially wipe out 100% of the eligible property costs against corporation tax for a corporate purchaser, which is a potentially vast saving. This alone marks the site as one of the most cost effective business parks in the country.”

TWO adjoining derelict cottages are expected to attract significant interest from a range of buyers when they come up for auction in Leeds on August 7.
The Thornbush Farm Cottages occupy a secluded, semi rural greenbelt location on Village Road, close to Eccup Reservoir, Leeds, and although in need of structural repair and complete renovation provide great development potential, according to auctioneers Eddisons, which is conducting the auction.
The cottages are being marketed together at a guide price of £75,000 plus, and are one of more than 80 lots being offered at the Eddisons Property Auction which includes a variety of commercial and residential properties in addition to potential development land.
The auction is being held on Leeds United’s Banqueting Suite on August 7 from noon.
