Plans in place for new industrial development

COMMERCIAL Development Projects (CDP) has announced its plans to create the first speculative build industrial and warehousing development in Seacroft for ten years.
Elland-based CDP has bought a nine-acre site in Seacroft, Leeds.
The site formerly known as Green Park was purchased from St James Securities Ventures for an undisclosed sum.
It was the former sports ground for the Unilever factory located nearby and lies in a prominent location between the Leeds outer ring road and Coal Road, close to the A64.
CDP has already rebranded the site Seacroft New Park and brought in Leeds-based agents Carter Towler to market the development, with the initial aim of finding a single occupier for the entire site, which could accommodate up to 100,000 sq ft of industrial or warehouse space.
Should a single occupier not be found, CDP said it will build out the entire site on a speculative basis with a number of smaller units ranging from 10,000 to 30,000 sq ft.
Seacroft New Park already has outline planning consent for a range of uses including office, light industrial, storage and distribution.
Ian Greenwood of Carter Towler, said: “It is only the industrial, warehousing and office markets that we are concentrating on.
“It would be great if a single occupier came forward and we are very confident in the requirement for this type of space in Seacroft. If they can get in early enough, it is a great opportunity for an existing business to consider investing in brand new purpose-built premises.”
He added that the location will appeal to existing north Leeds companies interested in more space or upgrading their premises to a purpose-built facility.
He said: “There are a number of old second hand units available in the area but nothing like the plans for Seacroft New Park.
“The area is an established business suburb of Leeds which combines blue chip names such as Unilever and Tesco with exciting new developments such as the new Seacroft Grange care village being built nearby. Enquiry levels for this type of use are high and we are confident of attracting an occupier.”
