Building Briefs: hlw Keeble Hawson; GVA; Carter Towler; Eddisons

HLW KEEBLE HAWSON’S surge in property deal commissions has continued with an instruction to manage five commercial property acquisitions in the space of five months.

The firm’s property team has represented the Coalfields Regeneration Trust, the only organisation dedicated to supporting the coalfield communities to help themselves, in the transactions which comprise acquisitions in Sheffield, Doncaster, Derbyshire, Nottinghamshire and Tyne and Wear.

The properties are let to a variety of tenants ranging from kitchen giant Magnet to FTSE 100 company Bunzl with income generated from the rentals allowing the Coalfields Regeneration Trust to meet with the government’s challenge to become self-funding by 2016.

Richard Smith, partner at hlw Keeble Hawson, which has offices in Leeds, Sheffield and Doncaster, said: “The raft of deals reinforces the real sense of buoyancy in the commercial market, providing further evidence of its continued recovery. The acquisitions are also playing a vital role to address the need for continued support in coalfield communities.”

YORK’S Rose Centre, an industrial and commercial development near Nether Poppleton, has secured occupiers for three of the first five units of its phase one development.

Two units have been sold, and the third is currently under offer on a leasehold basis. The first has been taken by Automotive Solutions, a York-based BMW repair specialist, while the second has been bought by a private investor.

The Rose Centre is based on a three-acre site that is being developed by Dream Developments. The first phase of the development consists of the construction of nine units, with the largest offer 4,700 sq ft of space.

The scheme is being marketed by Bilfinger GVA and Flanagan James Property Consultants offering the units for sale or to let.

Garry Barker, managing director of Dream Developments, commented: “It’s been really encouraging to have agreed two pre-sales ahead of completion of the first phase of the development with a third unit being under offer. With interest continuing to grow from a number of parties, we’re confident that the remaining units will also be sold shortly.

“We have also been pleasantly surprised at the level of interest for design and build opportunities on the future phases from occupiers seeking accommodation above 10,000 sq ft.”

BILFINGER GVA’s Yorkshire team has been appointed to market two units at Millennium Way on the Park 2000 development in south Leeds.

The properties, which Bilfinger GVA is marketing alongside chartered surveyors Carter Towler, comprise two modern detached warehouse units set within a landscaped business park.

Iain McPhail, associate at Bilfinger GVA, said: “We are already seeing a good level of interest in these units due to their high-quality specification, coupled with the current scarcity of modern existing industrial stock in Leeds and continued occupier confidence.”

Josh Holmes, associate at Carter Towler, adds: “The units benefit from excellent access to Leeds city centre and the region’s motorway network, owing to their close proximity to Junction 5 of the M621, Junction 28 of the M62 and the A6110 Leeds Ring Road.”

ACTING on behalf of The Co-operative Group, Carter Towler has completed the letting of a 15,000 sq ft supermarket in Grimsby to Poundland.

Anthony Jackson, director in retail agency, said: “We worked very hard to secure this letting which underlines the continued appetite in the discount retailer market for additional stores.”

Barker Proudlove acted for Poundland.

In total the firm sold 51 (91.1%) of the 56 lots which went under the hammer at Elland Road stadium, generating proceeds of nearly £3m.

Highlights included the former caretaker’s house at Lawnswood School on Spen Road in Leeds which sold for £200,000.

Yorkshire Water also disposed of various sites across the region. These included a vacant 2.6 acre site in Foxholes, between Scarborough and Beverley which achieved £20,500, off a guide of just £4,000.
