Harrogate offices snapped up for £13.8m

LONDON-BASED property developers Boultbee Brooks Real Estate have acquired a Harrogate office complex, which was formerly a hotel, for £13.8m.

Windsor House, located at the junction of Cornwall Road and Clarence Drive, provides 75,244 sq ft of office space and dates back to the early 1900’s.

It previously operated as a hotel, but is now occupied by around 100 businesses. Tenants include Tees Esk & Wear Valleys NHS Foundation, Neoss and listed firm the Consumer Credit Compliance.

Windsor House and Windsor Court were sold by F&C Reit to the developers, who were advised by Savills and Aurum Real Estate.

Savills and Carter Jonas will be the joint agents for Windsor House, which overlooks Valley Gardens and is close to the Harrogate International Conference Centre.

Paul Fairhurst, office agency director at Savills, comments: “We are pleased to have acquired this prestigious office development on behalf of Boultbee Brooks and Windsor House will now undergo a refurbishment to enhance and improve its offer for modern occupiers.
“We are confident that this, combined with its scenic and well-connected location, will generate strong demand for the remaining space.”

The vendor was represented by CBRE.
