Landlord brings further phase of office units to market

THE owners of a refurbished office in Sheffield, which is home to big names including Plusnet and Hill Dickinson, are creating a new suite of units to meet demand for small offices in the city.

Multiple lettings at The Balance offices on Pinfold Street has prompted owners CBRE Global Investors to bring a further phase of high-specification suites to market.

Three new suites on the ninth floor of the building will be ready for occupation from June and range from 1,259 to 2,601 sq ft. This next phase follows a complete refurbishment of the entrance, reception, lobbies, common areas, toilets and sixth floor plus new external facades and windows.

The Sheffield office of Knight Frank has advised the landlord, working alongside joint agents Commercial Property Partners (CPP).

Ben White, senior surveyor at Knight Frank, said: “The Balance has seen a number of lettings over the last year clearly demonstrating the benefits that a well located building like this can provide to businesses wanting prime, small to medium sized offices in the city centre.

“We have been working with CBRE Global Investors to reconfigure the 9th floor to provide good quality smaller suites given the lack generally in the market of small suites of sub 2,000 sq ft.”

The Knight Frank and CPP teams have marketed The Balance, which is close to Orchard Square retail centre and the Cathedral Quarter.
