Lettings latest: Procurement firm reaches new heights; Tenants sign up to business park; Trio of retailers take space at shopping centre

ONE of five newly-created suites on Floor 8 at Pinnacle Leeds, the city centre’s tallest office tower, has been let.

The 505 sq ft suite five has been taken by Proxima, the independent procurement services company, on a three-year lease, in a deal delivered by the Leeds office of Knight Frank.

Proxima works with organisations to align external assets and suppliers with corporate aims in order to provide more control.

The remaining available suites range from 503 sq ft to 2,583 sq ft.

Speaking on behalf of Proxima, which is relocating from East Parade in Leeds, Clare Harris said: “Our decision was simple and reflects our strong endorsement of the qualities of the Pinnacle. The building is home to a dynamic mix of businesses and is recognised as the prime location within Leeds city centre, providing ideal working space, value and excellent amenities”.

Among other Pinnacle office occupiers are actuaries Barnett Waddingham, Optimisa Research, restructuring and recovery business Schlumberger, FRP Advisory; Highway Consultants, Steer Davis Gleave and Blue Fin Insurance.

Retail and leisure tenants in the Pinnacle Podium include Joy, Superdrug, Nourish, Next, Pret a Manger, Greggs, Roxy Lanes and Tesco Express.

Colliers act jointly with Knight Frank on the Pinnacle building.

Harworth Estates Riccal Business ParkHARWORTH Estates, the UK property regeneration company, has secured a number of leases from local businesses at its refurbished Riccall Business Park in North Yorkshire.  

These new leases combined will generate over £100,000 of recurring income a year and provides further evidence of Harworth continuing to drive improvement across its income-producing portfolio.  
    
Five separate leases have been completed, with HLW Keeble Hawson acting as advisor.

The Environment Agency has taken a lease on 12,330 sq ft of commercial space and 1.2 acres of land as a depot for their flood rescue services operation. TLK Trailercare has taken an 11,400 sq ft industrial unit and 1.5 acres of land.  This will be used for commercial vehicle trailer maintenance, repair and storage. Local koi carp fisherman Damian Herapath has taken a storage unit of 870 sq ft on a five year lease, while Ambience Venue Styling, a wedding venue styling service provider, has taken a 355 sq ft office on a three year lease.

Finally, Chillies and Lavender, a local craft business, has taken a 232 sq ft office on a three year lease.   

Tim Powner, agency manager for Harworth Estates, said: “Riccall Business Park continues to go from strength to strength with these deals reflecting the versatility of the accommodation on offer to local businesses.  We look forward to welcoming further new tenants onto the Park through the remainder of 2016.”

OPUS NORTH, represented by international real estate advisor Savills, has completed three retail lettings at The Penny Hill Centre in Hunslet, South Leeds.

Brighthouse has taken a 1,573 sq ft store at an annual rent of £23,750 while St Gemma’s Hospice has signed up for a 2,969 sq ft charity shop at £30,000 a year.  
Photography processing chain Printapixel will occupy a 1,109 sq ft unit at a rent of £20,000 per annum.  All three retailers have agreed new 10-year leases.  

The Penny Hill Centre, located on Church Street, is home to more than 20 high street and independent brands including a 100,000 sq ft Morrisons store.

Steve Henderson, retail director at Savills, said: “The Penny Hill Centre continues to be an important retail destination in Hunslet and we are pleased to have secured three new lettings in the short period since it was acquired last year.”

Savills advised a joint venture between Opus North and Palmer Capital on the purchase of the centre and is retained as retail letting agent, managing agent and to provide landlord and tenant advice.

Brighthouse was represented by Smith Price and St Gemma’s Hospice was represented by Ackroyd & Dent.  Printapixel was unrepresented.
