Developers launch Leeds city centre offices

DEVELOPERS have officially marked the launch of 6 Queen Street, a major 70,000 sq ft development in Leeds city centre, following its completion.

Set over six floors, the offices are a joint venture between Rockspring Property Investment Managers and development partner Marshall CDP.

The have been rated BREEAM Excellent and given an ‘A’ EPC rating.

The site was acquired speculatively in 2014 and construction began in September that year, with floor plates ranging from 4,359 sq ft to 14,047 sq ft.

Developers said that 6 Queen Street “sets a new benchmark for office development in Leeds.”

The acquisition was Rockspring’s first investment in Leeds and added to the more than €8.1bn of assets under its management across Europe.

Richard Fraser of Carter Towler and Elizabeth Ridler of Knight Frank were appointed as joint letting agents and, just recently, Lambert Smith Hampton was appointed as the managing agent.

Rod Mordey, European director at Rockspring, spoke to TheBusinessDesk.com at its launch. He said: “6 Queen Street is set in the traditional core of Leeds offices, and Park Place and York Place are being lifted by developments like this as well.”

The journey from the South took Rockspring several years, but it was one of the first to look outside the South East following the downturn.

“It became so hot in London. The pricing was sky high and what followed was a natural ripple effect out into the regions. We were one of the first to enter the regional market in the big six cities outside London.

“There is still a lot of competition in Leeds so we had to come up with a unique offering. The rooftop terrace is a unique feature. The building can be home to 810 people so there’s bigger capacity for your money.

“On the sustainability agenda we have LED lighting and VRF air conditioning, as well as 82 cycle bays and basement showers. People want more facilities now, not just a space to work in – we wanted to develop something that will hit the sweet spot for occupiers as well.

“We are delighted to be here and with how 6 Queen Street has turned out.”
