Mixed-use scheme given green light despite Leeds United objection

THE owner of Elland Road has had an application for a mixed-use scheme directly opposite Leeds United stadium approved, despite objections from the club.

Jacob Adler’s MBH Investments has been given the go ahead to build a two-storey development comprising three retail units and a children’s day nursery with roof top nursery garden with car parking.

The scheme will be situated on a cleared site which lies on the southern side of Elland Road, between a Subway food outlet and The Old Peacock pub.

Access would be from Elland Road and 25 parking spaces are proposed within the site.  The three retail units vary in size from 92.8 sq m to 111.36 sq m, while the nursery has a gross floor area of 278.4 sq m.  

The scheme, approved subject to certain conditions, is being developed speculatively with no tenants currently in place.

Opposition from local business and Leeds United included the locality, which was argued to be wrong for a nursery due to air pollution caused by the adjacent road, concerns about additional traffic and queries over the exact occupiers of the retail units.

However, the report said: “The proposal develops a vacant, unsightly brownfield site, at a prominent site (due to its location opposite the football ground) and on a major road, which is a very positive aspect of the scheme which is actively encouraged.  

“The proposal would contribute to the further regeneration of this locality which has seen significant investment in recent years by the construction of the new Police HQ and the soon to be constructed ice staking rink.”
