THE entire ground floor of a £5.5m office development on the site of a former Rotherham school has been taken up by companies specialising in education and training.

Aside from one unit, the 3,000 sq ft ground level of South Grove House, built and owned by The Horbury Group, has been let by property consultancy Knight Frank to A4E, a private sector company providing education, training and employment.

The final unit has been let to South Yorkshire’s first state-of-the-art indoor golf training centre, South Grove Golf Academy.

Tim Bottrill, agency and development partner at Knight Frank’s Sheffield office, said: “It is no surprise that these units have been let so quickly. The building fulfils all the criteria for a modern office block and we had no trouble finding suitable clients for the premises.”

The development, designed by Sheffield based Race Cottam Associates, has become a landmark because of its exceptionally stylish yet sustainable green design, which has also received a BREEAM rating of good.

A SHEFFIELD property consultancy has introduced a specialist energy assessment service.

Daniel Green, associate building surveyor at Knight Frank’s Sheffield office, is now a non-domestic Energy Performance Certificate (EPC) accredited energy assessor after successfully completing the Royal Institution of Chartered Surveyors approved course.

EPCs are regarded as one of the more current pieces of environmental legislation since the implementation of the Energy Performance of Buildings policy as part of the EU Directive, which states an EPC is legally required at the point of sale or rental, or on completion of a new building.

An accredited energy assessor collects information on the property, which includes details of its dimensions, construction, heating ventilation, air conditioning, hot water provision and lighting.

The information is fed into a government approved software programme which produces the EPC and recommendation report. The certificate is then recorded onto a national register via an accreditation scheme and provides the seller or prospective landlord with a copy.

The certificate is then ready to be given to new building owners or made available to prospective buyers or tenants.
