Stamp Duty holiday will fire up Yorkshire housing market – Caedmon Homes

The extension of the Stamp Duty holiday until the end of June is a tremendous boost for both the York and the Yorkshire housing markets, according to a leading North Yorkshire residential property developer.

The three-month extension, announced by Chancellor Rishi Sunak in his Budget, will stimulate demand in York, says Paul Brown, director of Easingwold-based Caedmon Homes.

“The combination of the global pandemic and Brexit has made this a challenging and uncertain time for potential purchasers. Now, as we are slowly but surely emerging from Covid-19, the stamp duty holiday is a very timely and welcome boost.

“York is one of the most attractive, if not the most attractive, city in the UK. But it hasn’t been immune from all the problems of the past 12 months. Now the city is ready to prosper again and there is every sign that its housing market will go into overdrive,” said Mr Brown.

“There is definitely a pent-up demand for quality new homes and apartments in York, given the city’s beauty and history, terrific road and rail links, outstanding private and state school schools and overall quality of life,” he commented.

Caedmon Homes have developed 29 high-quality apartments at St John’s Mews in York on the site of the former Groves House Care Home in Penley’s Grove Street. The one, two and three-bedroom apartments are available for immediate occupation. 15 have already been sold.

To coincide with the stamp duty holiday, Caedmon have slashed prices on three Plots of the Month apartments at St John’s Mews. Two one-bed apartments with gardens are now available at only £195,000 and £215,000; while a two-bed duplex apartment with a terrace is just £325,000.

Other two-bedroom properties range from £275,000 to £360,000 and the three-bedroom properties from £415,000 to £450,000.  Secure car parking is available.
