Green light for next phase of residential development

Cadley Park

South Derbyshire Council has approved outline planning permission for the next phase of new homes at Cadley Park in Swadlincote.

Pegasus Group secured the outline permission for up to 68 homes on the 4.5 acre ‘Parcel A’ on behalf of landowner Harworth Group.

Set within the National Forest, Harworth Group’s Cadley Park is a development of 600 new homes across three parcels, with the wider project including a country park, two 9-hole golf courses, a driving range and 4,000 sq ft of commercial/leisure development that includes a family pub.

Parcel A will be formally marketed to housebuilders in the Spring. When complete, Cadley Park will also include 132 homes on Parcel B, currently being built by Taylor Wimpey, and up to 400 new homes on Parcel C.

Edward Catchpole, development manager from Harworth Group with responsibility for Cadley Park, said: “This is a major milestone for Harworth Group in what has been a long-term programme of planning one of the Midlands’ largest new residential developments. Developing coherent plans across a number of discrete parcels always poses a challenge but Pegasus and South Derbyshire have worked extremely well together to bring them forward. We now look forward to marketing Parcel A to housebuilders in the Spring.”

Steve Lewis-Roberts, regional director for Pegasus Group based at its East Midlands office, said: “We were pleased to secure outline planning permission for what is in effect the final piece of the new homes puzzle at Cadley Park.

“This is an exciting project to work on, delivering all the elements of a standalone development but with an overview in mind of the Cadley Park vision that will become an exemplar for place-making in South Derbyshire.”
