Plans submitted for £210m mixed-use South Bank scheme

A planning application has been submitted today for a £210m mixed-use development based in the South Bank region of Leeds City Centre.

X1 South Bank, delivered by developer X1 and property consultancy Knight Knox, will be completed over five phases to form an integral part of the area’s ongoing regeneration framework.

Leeds City Council is transforming South Bank through a project that will double the size of Leeds City Centre, delivering 8,000 homes and 35,000 new jobs, as well as green space.

X1 South Bank, based on Hunslet Road on the former Evans Halshaw site, adjacent to the Leeds Dock, will comprise 928 homes, in addition to cafés, restaurants, and retail and office spaces. The proposed scheme has been designed to create a vibrant neighbourhood in the heart of South Bank with impressive accessibility thanks to its close proximity to Leeds Train Station and the forthcoming HS2 Hub.

Located next to the recently approved City Park, over a fifth of the site will be publicly accessible space for the community to enjoy.

Residential units will include one- to three-bedroom apartments and penthouses, as well as two- and three-bedroom townhouses, and residents will benefit from amenities including generous balconies, roof terraces, on-site gyms, resident-only podium gardens, landscaped green space and secure basement parking.

Andy Phillips, commercial director at Knight Knox, said: “Leeds is the fastest growing city in the UK and looks set for even further growth over the next 10 years and beyond.

“The South Bank area will play a significant role in this expansion and after several months of preparation, we’re thrilled to be submitting this application. All being well, X1 South Bank will provide the area with high quality residential and commercial property as well as valuable investment opportunities.”

Pending approval, construction is set to begin in December 2018.

Melissa Green, operations director at X1, said: “We have worked closely with Leeds City Council and our design team – which includes DK-Architects, Turley Associates, Planit-IE, Savills and Hydrock – to ensure that the design and visual impact of X1 South Bank complements and enhances the area. The finished project will incorporate modern architecture, great places to live and vibrant commercial spaces – all gathered around a high quality public realm.

“It’s an exciting project, which we expect the whole area to benefit from, enhancing the city’s growing reputation and breathing new life into this currently vacant site.”
