£15m housing development gets go ahead

PLANS for a £15m housing development in South Leeds have been approved, including a community windfall of almost £1.5m.

Planning consent for the Redrow Homes’ Weavers’ Chase development of 62 homes on six acres of land off Albert Road, close to Morley town centre and six miles south west of Leeds, has been granted by Leeds City Council.

Planning permission for 63 residential units on the site was originally granted in September 2015. This revised permission reduces the number of homes by one to 62, adds a secondary access into the site and has made some changes to the mix and siting of the homes as well as to the house types.  

The site will be landscaped to incorporate new planting and areas of public open space.

A community package, in association with the development, totals just under £1.5m and includes the provision of nine affordable homes to the value of just over £1m.

The private sale homes will feature a mix of semi-detached and detached three and four-bedroom homes.

Section 106 contributions will deliver an additional £10,000 towards public transport infrastructure and £16,500 to implement and manage an agreed travel plan.

Large areas of the site will be retained as green space, while £97,000 will be given to fund off-site public open spaces. New occupants will also benefit from a Metro Card, which provides 12 months’ free use of public transport, thanks to a further contribution of £37,000.

Under the Community Infrastructure Levy (CIL) a total of £294,795 will go to Leeds City Council to spend on local infrastructure such as roads, schools and healthcare.

Work has started on site and the development will launch for sales in October.
