Sherwood Forest B&B up for sale for £895,000

A 17th Century property operating as a bed and breakfast is up for sale by its retiring owner.
Sue Thomas has instructed Blacks Business Brokers to find a buyer for Brecks Cottage, in the parish of Laxton and Moorhouse, near Newark-on-Trent, with a guide price of £895,000.
The property includes a substantial five-bedroom house, with two of the bedrooms currently used for lettings and the remainder as owner’s accommodation, along with a barn that has been converted to provide accommodation for a further four guests, three outbuildings and a summer house.
Brecks Cottage was bought by Thomas and her late husband in 1996 and began trading as a B&B the following year.
She said: “Although I have done a lot to the house, such as adding en-suites and converting the barn, there is still a lot that a new owner could do to make it their own and add their new ideas.
“I have tried to carry out any updates sympathetically, to maintain the authenticity of the cottage, and I almost feel as though I have been a caretaker rather than the owner. Now it is time for someone else to come in with their ideas and take over a beautiful home with a great business attached.”
Brecks Cottage currently produces an annual turnover of £50,000, and a gross profit of £45,000, based on opening for eight months of the year.
