Plans revealed for major mixed-use ‘gateway’ scheme in Nottingham

Plans for a major new mixed-used building that developers say would act as a “gateway” to Nottingham city centre have been revealed.
Fusion Students has unveiled King Edward Court, which will include accommodation for 580 student, a mix of 96 one- and two-bedroom affordable homes, 4,550 sq ft of office space and 1,185 sq ft of retail space.
The site is on the junction of Glasshouse Street, Lower Parliament Street and King Edward Street and currently houses a number of office buildings with surface parking.
A statement from the developer said: “Our proposals would regenerate this key site, providing a building of high-quality to act as a gateway to the city centre. Our plans for a highly-sustainable development will include student accommodation, a mixture of commercial and retail spaces on the ground floor, as well as open market and affordable housing to help meet local need.
“We’ll be submitting full details for a new landmark building comprising high-quality, award-winning student accommodation to house approximately 580 students and applying for an in-principle permission on the use and massing of the residential block. A later application, known as a Reserved Matters application, will be submitted to finalise the details of the housing and commercial spaces.”
Fusion Students is proposing the student accommodation be eight storeys in the south east of the site, and then the building steps up to nine storeys towards Huntingdon Street to form the residential part of the development.
A public consultation is now open on the plans, with Fusion Students looking to submit plans to Nottingham City Council by the middle of April and decision on the scheme expected by summer. It is hoped that the building will be completed by the summer of 2024.
