£2.1m land deal to bring forward trade counter scheme

Tungsten Properties has bought two acres of land at Northampton Road, Brackley, Northamptonshire from Sainsbury’s for £2.1m.

A planning application has been submitted to West Northamptonshire Council to build a terrace of seven trade and warehouse units ranging from 4,000 sq ft to 28,275 sq ft. Three units, 1b, 2a and 3, are under offer, subject to planning.

The land is adjacent to the town’s new Sainsbury’s superstore which was built in 2020. The location is also home to Marston’s Hotel & Pub, Howdens, Multimatic Motorsports, EPAC, BTC Racing and the new Brackley Medical Centre.

Ashleigh Hayes, associate development director, Tungsten Properties said: “Brackley is a thriving town which has experienced much residential and commercial development in recent years. There is a high demand from businesses needing trade and warehouse space which makes it an excellent location for investment. This has been proven by the first three of our seven units going under offer before we have even secured planning.”

Chris White, managing director, White Commercial added: “This is an excellent purchase for Tungsten to develop Brackley’s first specific trade park within the new and prominently situated 25-acre development next to Sainsburys new Superstore, Marston’s Hotel and five-acre Health Campus.

“The region is experiencing substantial commercial and residential growth fuelled by both the area’s strategic location between M1 and M40 and the Silverstone Circuit effect as home of the British Grand Prix. We will be expecting a good level of interest from trade occupiers which, until now, have been unable to occupy purpose-built trade units and accommodation in this region.”
