Phase one of ‘landmark’ industrial hub completes in Derbyshire

Forbes Park, Long Eaton

The first phase of a “landmark” industrial hub in Derbyshire has been completed – and household names such as Toolstation are already trading on the site.

Construction work on Forbes Park in Long Eaton began in Spring 2021, with Roe Developments, IMA Architects, Millward Consulting Engineers and Postins Project Services combining forces to deliver the first phase of the scheme for Clowes Developments.

Phase one at Forbes Park consists of Unit A – a standalone building of 19,500 sq ft – and a series of blocks comprised of individual units.

Clowes Developments and their agents at NG Chartered Surveyors and FHP Property Consultants have already let the entirety of Block F to City Plumbing, Toolstation and an unnamed occupier, while Block D – consisting of four units totalling c. 13,700 sq ft – has been sold to a private investor.

Unit A is expected to be occupied imminently by its new owners.

Clowes expects Unit C and Block E, which will host Forbes Park’s retail and fast food offering, to be completed before the end of the year.

Richard Sutton at NG Chartered Surveyors said: “This is a landmark moment for Long Eaton’s newest development and for Clowes who have created something very special. It’s been fantastic working for them alongside the team at FHP to achieve a fantastic result with nearly all the units sold or pre-let ahead of the practical completion date.”

FHP’s Chris Proctor added: “Clowes Developments have created a fantastic new trading estate for Long Eaton, which is supported by the fact all units have either been pre-let or pre-sold. It has been a pleasure working on the scheme alongside Clowes, NG Chartered Surveyors, IM Architects, Geldards and Roe Developments on this highly successful scheme of new trading units. I look forward to the completion of further units on the estate, with a number of these already under offer.”
