Conlon plans £50m mixed-use scheme in Blackburn

CONLON Construction has announced plans to build a new £50m mixed-use development just off Junction 5 of the M65 motorway near Blackburn.
The scheme, which will be known as Waterside, is to be built on Haslingden Road near the new Blackburn Royal Infirmary. It is a joint venture between the family-owned firm and landlowner United Utilities.
Two freehold sites containing 430,000 sq ft of land will cater to separate tenats. A smaller 3.5-acre site will contain offices, a hotel, restaurants and a nursery.
A larger 11.5-acre site will have space for manufacturing, warehousing and distribution units.
Conlon Construction director Jim Burrow said: “Without a doubt, this site offers the best development opportunity in the area, boasting excellent access to the whole of East Lancashire.
“We are very excited to be able to offer a site of such regional strategic importance for development and are looking forward to realising its potential.”
The scheme will be designed by architectural practice Cassidy and Ashton, with Parker & Company and CBRE joint letting agents.
Steven Szostak, head of investment at economic development body Regenerate Pennine Lancashire, said: “It’s great to see continued investment in this key area of Pennine Lancashire.
“There is no doubt Haslingden Road continues to be at the top of our enquiry list when firms are looking to expand.”
Conlon was advised on the deal by Blackburn-based law firm Garricks.
