Partnership delivers 161 sustainable homes for rental market

Liverpool property agency, Redwing, has created 161 sustainable homes for Warrington’s rental market in a partnership with Warrington Housing Association.
Homes were delivered by Incrementum, a company wholly-owned by Warrington Borough Council, which, in turn, funded the project along with a grant from Homes England.
The two development sites, Foxwood and Sycamore, were a mix of one- and two-bedroom apartments and two- and three-bedroom houses, available for private and affordable rent. Homes are located across two former school sites in Warrington – Foxwood at the former Foxwood Special School site in Birchwood, and Sycamore at the former Sycamore Lane Community Primary School site in Great Sankey.
Designed with placemaking at the core, these build-to-rent developments provide high quality and sustainable homes set in diverse communities.
They have been built to rent for the long term, with renters given the opportunity to renew their tenancy year on year, providing reassurance and the ability to plan for a stable life in their home.
The partnership, which began in 2021, saw Redwing market all units, secure suitable tenants, manage the lettings process from start to finish and welcome residents to their new homes. All 161 units were let before handover.
Michelle Brooks, director of operations at Redwing, said: “We provide high quality, affordable and sustainable homes across the North West and partner with housing associations and developers to deliver this on a wider scale.”
Redwing will continue to provide a property management service until February 2024. Over the next six months, it will support Warrington Housing Association with recruitment and training, so its staff can follow in Redwing’s footsteps.
Fiona Graham, director of operations at Warrington Housing Association, said: “This partnership has been invaluable, ensuring that customers moving into Foxwood and Sycamore have the support and management they need. As Redwing are a larger housing provider, they been a great mentor for us as a small community-based association.”
