Another New Bailey office block in pipeline

ENGLISH Cities Fund has submitted a planning application for its second office development at New Bailey in Manchester.

The application for the new building, which will be known as Two New Bailey Square, follows the recent completion of One New Bailey.

Two New Bailey Square will offer 190,00sq ft of Grade A, BREEAM ‘Excellent’ office space and is being designed by Sterling Prize winning architect AHMM.

The large open floor plates are designed to be split if required, offering future tenants flexibility and each floor will have access to its own private outdoor terrace.

There will also be a generous sized reception area with integrated café, 50 underground car parking bays and street level cycle facilities with showers and 102 bicycle spaces.  

Phil Mayall, development director at ECf, said: “The decision to submit the planning application at this time was prompted by the strong interest in the remaining space at One New Bailey and we expect a decision to be made in September.”

International law firm Freshfields Bruckhaus Deringer has taken 80,000sq ft at One New Bailey and luxury bar and restaurant, Menagerie has let 6,000sq ft on the ground floor in the 125,000 sq ft building.

“Two New Bailey Square’s design perfectly balances the characteristics of a high quality, sustainable office building with an honesty and integrity that will a provide truly unique development,” added Mayall.

“We are currently considering funding options with a view to starting work on site in early 2017 We are looking forward to progressing with our vision for New Bailey and bringing more much sought after quality office space to our unique location on the banks of the River Irwell.”

The building takes its name from its location with its entrance opening on to the large new public square that connects Two New Bailey Sqaure with One New Bailey and the car park.

ECf is a joint venture between Muse Developments, Legal and General and the Homes and Communities Agency (HCA).
