Hotel proposal submitted for Silk Works

Moxy

A planning application has been submitted for a 130-bed hotel at the Silk Works development in Spinninfields, Manchester, currently known as Invicta House.

Henry Boot Developments is working in partnership with hotel management company Khanna Enterprise, to bring Moxy, a Marriott International brand, to the city.

This change of use application follows unanimous approval from planners for the redevelopment of the building for office use at the end of last year.

Situated on Atkinson Street and Scott Place, the eight-storey scheme will comprise the refurbishment and extension of Invicta House, adding a further 35,000sq ft to the existing 15,000sq ft.

The new extension will sit behind the existing façade on Atkinson Street, with the new build element clad in weathered steel.

Moxy was launched in 2016 with its first hotel in Milan. It debuted in the UK in December last year at Aberdeen International Airport, where Henry Boot Developments is also delivering the £330m Aberdeen Exhibition & Conference Centre.

A millennial-focused boutique hotel concept, it combines smart service and technology with contemporary style aimed at “fun hunter travellers.”

Dean Thompson, regional manager for Henry Boot Developments in the North West, said: “Silk Works is a very unique, beautiful building and in a great location, so it was an obvious choice for Manchester’s first Moxy Hotel.

“It will be a fantastic addition to the city’s hospitality offering, introducing something genuinely different. We’re excited to be working alongside Khanna Enterprises to bring such a unique offering to the city.”

Anil Khanna, Director of Khanna Enterprises, said: ”We are looking forward to bringing a new brand to Manchester, Moxy By Marriott, which we believe will be an exciting addition to a vibrant expanding city and, with it’s fabulous location in Spinningfields, will be the perfect location for the business and leisure traveller.”

NJL Consulting is advising on planning and Northmill Associates is the appointed architect for the scheme.

Henry Boot Developments’ Manchester business has grown significantly in recent years, with the firm investing heavily in the city.

UK wide, 2016 saw Henry Boot Developments build out 875,000sq ft space, pre-fund £600m worth of development and enter into £360m worth of development contracts.

Its flagship project in Manchester is Kampus, the £250m joint venture with Capital & Centric that will see the creation of a landmark mixed-use development at Aytoun Street.
