Canalside pub with planning for apartments to go under the hammer

A once-popular canalside public house which could be converted into luxury apartments is going under the hammer at auction next month.
The former Navigation Inn overlooks the Rochdale Canal at 1 Bourdon Street, directly opposite Victoria Mill Park in Miles Platting, a predominantly residential area on the border of New Islington in east Manchester.
The ground floor of what was a pub with three bedrooms above has already been cleared by the current vendors and planning permission was granted in March this year to convert the property into four apartments.
Andy Thompson, senior valuer at SDL Auctions North West, said that the residential development lot, which has views across the city centre, comes with a guide price of £150,000 to £200,000.
He said: “With residential property prices still booming in Manchester, this former pub could make an excellent investment for a serious developer, as canalside apartments with such iconic views are likely to attract professionals working in the city.
“We’re already seeing a lot of interest in what was the Navigation Inn, but we’ve decided not to consider pre-auction offers for this lot as we predict it is likely to draw a lot of competitive bidding on the day.”
The auction will take place on July 23 at the AJ Bell Stadium in Manchester.
