Opportunity for businesses with sale of distinctive Windermere property

Ashleigh

One of Windermere’s most beloved buildings is for sale, presenting potential for a range of businesses looking for a distinctive new premises or to make an exceptional addition to their portfolios.

Ashleigh occupies an enviable position right in the heart of thriving Windermere village, within short walking distance of its many shops, cafes, galleries and bars, but set within its own grounds, with private parking for as many as 20 cars, and adjoining a popular public car park accommodating 97 vehicles.

The bus and train stations are less than a 10 minute walk, with hourly trains to Manchester Airport and 30 minutes by car to the M6.

Built in 1890 as a grand home for a wealthy Victorian family, Ashleigh was purchased in 2006 by Bob and Pat Wallace who invested significantly in a sympathetic restoration of its beautiful original features, creating a light, contemporary and versatile 4,200 sq ft space.

Bob is a marketeer who enjoyed senior positions in retail and the hospitality sector and has 35 years of experience as marketing director of two advertising and marketing agencies, while Pat is a creative design director with a background in print and publishing media who has been instrumental in the guidance and career development of numerous senior designers in the graphic design profession.

Together they founded Nicepond, a marketing agency with a skilled team of 15 that operated from Ashleigh’s graphic design and photographic studios and specialised in the food and retail sectors, servicing regional and national accounts, from start-ups to established brands.

The legacy of the successful company Bob and Pat founded still continues, having undergone a management buyout and relocated to premises in Staveley, leaving Ashleigh available for its next opportunity.

Ashleigh could be used immediately as office spaces and studio premises, but it also benefits from residential potential – it has permitted change of use – and could be considered for a wide range of uses, from providing stunning guest accommodation, to being a base for a company HQ, business start-up suites, housing a health centre, or even a gallery.

Bob said: “We have loved our time at Ashleigh and are now particularly keen to see it continue as a vibrant, thriving, creative space.

“We implemented a five-year restoration programme and the result is a spectacular building with vast rooms, high ceilings and huge windows, with its original features beautifully preserved.

“It would be an inspiring place for anyone to live or work in and we are excited to see what it will play home to next. It could be a family home, a boutique hotel, a creative workspace – who knows?”

Ashleigh is listed for sale with Hackney and Leigh in Windermere.
