Office refurb results in new letting for developer St Modwen
A £350,000 investment by developer St Modwen to refurbish office accommodation at Moorgate Point in Knowlsey has resulted in a deal to let 5,500 sq ft.
Following a spate of lettings at the popular industrial estate, which included 200,000 sq ft to Burhill DCR Logistics in the Autumn, St Modwen has responded to the demand from occupiers calling for better quality office space in the area.
The refurbished office scheme, Enterprise House, at Moorgate Point, is designed to meet market demand for smaller, high quality office space with flexible terms and has a variety of suites available from 350 sq ft to 5,000 sq ft. In total, 6,500 sq ft is available to let.
A deal has been agreed with Thomas Hardie Commercials, a franchised dealer for Volvo trucks and buses throughout the North West of England and North Wales.
Andrew Day, asset manager for St Modwen, said: “We were keen to maximise on the momentum of enquiries we have received from occupiers who are interested in small, but high quality office accommodation in the Knowsley area.
“Although we have significant interest, with further occupier announcements imminent, there are a number of office units still available.”
Chris Schofield, of Thomas Hardie Commercials, said: “We are a North West-based company and after a period of growth we were looking to secure premises for the head office and support functions of the company.
“Enterprise House is the ideal location for the business as we enter the next phase of our company’s growth plans and will allow our current Knowsley Industrial Estate site room to expand.”
Following its recent refurbishment, the two storey office block now comprises suspended ceilings, Cat 2-type lighting, perimeter trunking and central heating. Parking is available to the front and side of the building.
Moorgate Point is a secure self-contained industrial and office complex located off the A580 East Lancashire Road and M57 at the front of Knowsley Industrial Estate.
The 30-acre site provides more than 450,000 sq ft of warehouse, industrial, workshop and office accommodation.
It is home to some well-known names, including Matalan, St Ivel, QVC, DHL, Home Bargains, News International, B&M Bargains, Ocado and Toyota.
