Former guest house opens up development possibilities
A 13-bedroom former guest house in Warrington offers a host of possibilities when it goes under the hammer in June.
The substantial property, 12-14 Froghall Lane, Warrington, is due to be sold at SDL Auctions North West’s June auction with a guide price of in excess of £185,000.
Andy Thompson, head of residential auctions at SDL Auctions North West, said: “There are so many ways this property could be developed, with the necessary planning permissions.
“It could be retained as a guest house, of course, but would also lend itself well to becoming a house in multiple occupation, a block of self-contained apartments, or separated into houses.”
The property currently comprises, as part of number 12, the main entrance, large kitchen/dining area, utility area, and two double bedrooms, each with an en suite shower room, all on the ground floor.
The first floor has four double guest rooms, each with an en suite shower, plus a communal shower room. Up in the attic are two more double bedrooms, and there is further space in the basement, which has smoke damage following a fire in the basement of the neighbouring property.
Next door in number 14, the ground floor comprises a hallway, kitchen area, double guest room with en suite shower room, plus single guest room with toilet and sink.
Upstairs there is a double guest room with en suite shower room, a double guest room and a communal shower room.
A further double guest room can be found on the second floor. As mentioned, the basement of this part of the property has been damaged by fire.
Outside at the rear of the property there is parking for around 10 cars, split over two sites, plus a small courtyard.
Andy added: “You really need to see this property to appreciate its size and imagine the possibilities.
“Together, the two parts of the property extend to around 8,000 square feet so there is plenty of space to work with, and the location makes it extremely attractive for various types of homebuyers and tenants.
“Warrington Hospital is within walking distance of the property, which should make it particularly attractive to renters as many NHS staff are seeking homes within the private rented sector.”
Located between Bank Quay Railway Station and Warrington Central Railway Station, between them offering a vast array of services around the country, the property is just a few minutes’ walk from Warrington Interchange bus station and the Golden Square Shopping Centre, putting high street stores, independent retailers, restaurants and takeaways all within easy reach.
Road links are good, too, with easy access to the M6 motorway, and there are two international airports – Manchester and Liverpool John Lennon – both around a 30-minute drive away.
SDL Auctions North West will sell the former guest house at its auction on Wednesday June 5, at the AJ Bell Stadium, Manchester.
