Industrial units and large indoor play area approved

Proposed plans for the scheme

Plans for a large indoor children’s play centre and more than 100,000 sq ft of industrial units have been approved on land at Burscough Industrial Estate.

West Lancashire Borough Council’s planning committee last night (June 25) approved the proposals submitted by national planning consultancy Lichfields on behalf of Crompton Property Developments.

Play operator Fun Arena will occupy the 32,000 sq ft leisure unit which will feature a range of soft play attractions, and include more than 100 parking spaces.

This was submitted to the council as a new application, while a reserved matters approval will see the development of seven units ranging in size from 5,300 sq ft to 15,000 sq ft, providing a range of different industrial, logistics, and employment space.

Access to the site will be via a new road from the recently-constructed roundabout on Tollgate Road.

The site is the latest phase of the development of the Yew Tree Farm site, with Redrow currently on site with the first phase of a 580-dwelling residential scheme.

Further approved developments include care accommodation, a local retail centre, a park and a new spine road running between Liverpool Road South and Tollgate Road.

Simon Pemberton, Lichfields senior director and head of its Manchester office, said: “Yew Tree Farm is a key strategic development site in the West Lancashire Borough Council’s Local Plan and we are delighted to help bring these ambitions to fruition with the approval of these new employment and recreational opportunities.”

Lichfields says it expects to see work starting on the development within the next few weeks.
